Worth knowing Nearly every leak on a roof under twenty years old is flashing, not shingles. The roof is usually fine.

Two things almost everyone gets wrong

Never let anyone pressure wash an asphalt roof. The surface granules are what protect the mat underneath from the sun. Blast them off and you take years off the roof in an afternoon. Moss gets treated and left to die back, not scraped.

A stain on the ceiling is rarely above the stain. Water runs along the underside of the sheathing and down a rafter before it drops, so the entry point is often several feet uphill. This is why guessing from inside almost never works, and why the inspection is free.

When it's actually urgent

Missing ridge caps, lifted flashing and an active drip are all weeks-not-months. Granule loss, a bit of moss and a slightly stained fascia are a plan-for-it, not a panic.
